Accountant briefed about the facts of the case.
Sh.
Abhijeet Singh (AR), Sh. Manik Sharma (AR) are present on behalf of the
promoter and states that fire scheme and service plan and estimates has been
approved by the competent authorities. Further, the AR states that security deposit
amount of Rs 25 lakhs each was submitted in the Authority to submit the
approved fire scheme and approved service plan and estimates within 6 months.
However, the same has been obtained now and further requests for the refund of
money which was submitted as a security deposit.
The
public notice has been issued on 26.02.2025 in three newspapers for intimating
the revision in the phasing plan and common services in the project against which
no objections has been received in the Authority.
The fire
scheme has been approved vide memo no FS/2025/13 dated 04.03.2025 and service
plans and estimates has been approved vide memo no LC-5319/JE(RK)/2025/8276
dated 10.03.2025. So, the gurantee amount of Rs 25 lakhs each submitted in the
Authority vide DD no 509758, 509759 dated 13.02.2025 of ICICI bank to submit
the approved fire scheme and approved service plans and estimates be refunded
to the applicant promoter.
Approved
as proposed. The RC shall be issued after the submission of corrections in form
A-H and DPI. |

Sh. Abhijeet Singh (AR), Sh. Manik Sharma (AR) are present on behalf of
the promoter and states that road access permission is not required as the
project is well connnected to the 24m road which is functional and further
connected to the 90m southern peripheral road. The Promoter had submitted the
status in tabular form with respect to the number of DU’s, density covered
area, ground coverage etc. vis a vis the earlier approved plan and revised plan
and also states that there are no changes in the phase 1 as per the revised
phasing plan.
The DTCP has approved the revised phasing plan on 23.01.2025 and building
plans of the phase – 5 and 5A on 27.01.2025 wherein approved TDR has been utilized.
However, it is observed that there are no changes in the phase-1 after revision
in the phasing plan and density of overall licensed colony has been increased due
to utilization of increased TDR and also there are common services in the said
licensed colony. In view of the same, Authority decided that a two weeks’ public
notice be published in three prominent newspapers (2 English and one Hindi) intimating
the revision in the phasing plan and common services in the said project.
