An application regarding registration of plotted colony project namely “102 Eden Estate II” situated at sector 102 & 102A, Gurugram being developed by M/s Countrywide Promoters Pvt Ltd was submitted on 13.07.2021 under section 4 of Real Estate (Regulation and Development), Act 2016. This application for registration is part of the plotted residential colony which has been licensed vide 3 nos. licenses issued in favour of various license holders in collaboration with M/s Countrywide Promoters Pvt Ltd. 1.      License no. 58 of 2010 dated 03.08.2010 for 108.068 acres valid upto 02.08.2025. 2.      License no. 45 of 2011 dated 17.05.2011 for 18.606 acres valid upto 15.05.2024 issued in favour of various landowners in collaboration of M/s Countrywide Promoters Pvt Ltd. 3.      License no. 41 of 2021 dated 23.07.2021 for 7.031 acres issued in favour of Merit Marketing Pvt Ltd, Sunglow Overseas Pvt Ltd, BPT Ltd, Saraswati Kunj Infrastructure Pvt Ltd, Eventual Builders Pvt Ltd in collaboration of M/s Countrywide Promoters Pvt Ltd. The promoter has already obtained registration of project named as “102 Eden Estate” for an area admeasuring 126.674 acres vide RC no. 31 of 2020 from HARERA, Gurugram falling under license no. 58 of 2010 and 45 of 2011. After obtaining registration, the promoter has obtained the additional license for 7.031 acres. The present application pertains to 80 residential plots forming additional license no. 41 of 2021 admeasuring 7.031 acres, being developed by M/s Countrywide Promoters Pvt Ltd. The time period for completion of the project declared by the promoter under Section 4(2)(l)(c) shall be for part completion of 7.031 acres of additional licensed area under license no. 41 of 2021 and completion certificate for the whole project i.e., 133.705 acres of all the three licenses i.e., license no. 58 of 2010, 45 of 2011 and 41 of 2021. The promoter has submitted an application dated 21.09.2021 requesting the Authority to grant registration of additional license no. 41 of 2021 and revision of service estimates and plans, zoning plan and environmental clearance are applied in the competent authority, and they will submit copies of their approval within three months. The Authority decided to register the project (as a separate phase, which shall be considered as a standalone real estate project in terms of explanation attached with Section 3 of the Real Estate (Regulation and Development) Act, 2016) and grant registration for this additional 7.03125 acres of license subject to submission of undertaking that they will submit compliance report in this context within 3 months failing which the RC shall stand revoked automatically.  APPROVED AND READY FOR CERTIFICATE ISSUING PROCESS ---
07-Sep-2021 Proceedings Dated: 07.09.2021 Ms. Jyoti Yadav, Coordinator, Planning Branch briefed about the facts of the project. Sh. Rahul Sharma is present on behalf of the promoter. The promoter was advised to submit the deficient documents and remove the deficiencies as have been pointed out above.  It also came to the notice of the Authority that advertisement has already been issued regarding this project without registration. 17-Aug-2021 Proceedings Dated: 17.08.2021 Ms. Jyoti Yadav, Coordinator, Planning Branch briefed about the facts of the project. Sh. Rahul Sharma is present on behalf of the promoter. An application regarding registration of plotted colony project namely “102 Eden Estate II” situated at sector 102 & 102A, Gurugram being developed by M/s Countrywide Promoters Pvt Ltd was submitted on 13.07.2021 under section 4 of Real Estate (Regulation and Development), Act 2016. The present application pertains to 81 residential plots forming additional plotted license measuring 7.031 acres, being developed by M/s Countrywide Promoters Pvt Ltd. On scrutiny of application, it was found that there were deficiencies in the application which were conveyed to the promoter vide notice no. HARERA/GGM/RPIN/350 dated 19.07.2021 with the directions to remove the deficiencies/ observations and an opportunity of hearing was offered on 03.08.2021.   The promoter has submitted the reply on 02.08.2021 which was scrutinized and found that there are still deficiencies in the application which were conveyed to the promoter vide email dated 07.08.2021. On 03.08.2021, matter adjourned for 10.08.2021. On 10.08.2021, the promoter has submitted the reply in the hearing, which was scrutinized, and remaining deficiencies were conveyed to the promoter. Matter got adjourned for 12.08.2021. On 12.08.2021, matter adjourned for 17.08.2021. As on today, the promoter has not submitted the reply of the remaining deficiencies which were conveyed to the promoter. Deficit documents 1.      Online corrections in REP-I (Part A-H) needs to be done. 2.      Corrections in detailed project information needs to be done. 3.      Approvals for water supply, sewage disposal, storm water drainage from competent authority needs to be submitted. Status: water supply assurance submitted. other approvals still pending 4.      Copy of approved environment clearance not submitted. (Annexure A16) Status: Applied on 10.06.2021 for revision of EC. Final approval still awaited. 5.      Copy of approved service estimates and plans needs to be submitted along with sanction letter from DTCP, Haryana. (Annexure A18) Status: applied on 03.08.2021. Final approval not submitted. 6.      Copy of approved zoning plan, demarcation plan needs to be submitted. (Annexure C2, C3) Status: applied on 19.04.2021 but final approval still awaited. 7.      Copy of superimposed demarcation plan on approved site plan on A1 sheet not submitted. (Annexure C14) Status: not submitted. 8.      PERT Chart needs to be submitted. (Annexure C15) Status: needs to be revised. 9.      Copy of draft application form needs to be revised. (Annexure D15) 10. Allotment letter, builder buyer agreement, conveyance deed, payment plan and payment receipt need to be submitted in the prescribed format. BBA shall be signed with the buyer by the promoter with the concurrence and signatures of licensee. Schedule of BBA and allotment letter not provided.
