AR of the promoter company has submitted a detailed reply today in the registry
in response to the deficiencies conveyed in the hearing dated 14.01.2022,
wherein the deficiencies have been removed including payment of deficit fees.
The PE Ms. Prachi Singh apprises that the validity of building plans sanctioned
for the plots applied for floor-wise construction stand expired and the
promoter is required to submit revalidated building plans in respect of 40 no.
of plots as the building plans are valid only of two plots. The AR of the
promoter clarifies that out of 42 plots applied for registration of floor-wise
construction and sale, the occupation certificate w.r.t. 32 plots has already
been received and further the OC w.r.t. 8 plots stand applied and hence their
revalidated plans are not required at this stage as the building plans are
still valid w.r.t. two no. of unconstructed plots. The proof having submitted
their application for OC shall also be submitted.
The
reply submitted by the AR with annexures be examined by the concerned PE and to
put up during next hearing.

floors project namely “The Estate Floors” situated
at Pocket ‘E’, Anant Raj Estate,
Sector-63A, Gurugram, Haryana being
developed by M/s Anant Raj Limited was
submitted on 13.07.2021 under section 4 of Real Estate (Regulation and
Development), Act 2016. This application for registration is a part of the
residential plotted colony which falls under license no. 119 of 2011 for area
admeasuring 100.262 acres dated 28.11.2011 valid up to 27.12.2019 being
issued in favour of Rose Realty Pvt. Ltd. and 12 others in collaboration with M/s Anant Raj Limited. The
part completion certificate of the 65.1125 acres was granted vide memo no.
LC-2543-JE(S)-2014/8878 dated 05.05.2014 by the DTCP, Haryana and project
comprises of the 42 plots out of
which occupation certificate for 28 plots has been issued by the DTP, Gurgaon
on 29.12.2017, 31.07.2018, 27.11.2018, 28.11.2018, 11.01.2019, 27.03.2019,
08.07.2019, 15.02.2020 and 29.05.2020.
On
scrutiny of the application, some of the major deficiencies/observations were
observed which were conveyed to the promoter vide notice no.
HARERA/GGM/RPIN/351 dated 20.07.2021. 2021. The promoter has submitted the reply
dated 10.08.2021 which was scrutinized still the following document is still
pending which are mentioned below: -
