The promoter needs to rectify the remaining deficiencies mentioned below: 1.       The annexures in the online application are not uploaded as well as the correction needs to be done in the online (A-H) application. 2.       Online DPI needs to be corrected. 3.       Draft Allotment letter is not as per the prescribed format needs to be submitted. 4.       Draft Builder Buyer Agreement is not as per the prescribed format needs to be submitted. 5.       Other cost as mentioned in DPI is 34.88% of total cost which seems abnormal in normal course of business. Hence, it needs to be corrected. 6.       Escrow agreement executed with the bank needs to be submitted. 7.       Financial resources of the project need to be corrected.   The coram is incompleted. Apart from rectification of the above deficiencies the promoter is advised to submit a certificate from the concerned branch regarding submission of the annual audit report of project accounts in respect of projects registered till 31.03.2021 and QPRs of the projects of the promoter till last quarter is to be submitted.  The promoter requested for registration of the project in two phases as for Tower B, C and D. OC was obtained on 16.01.2018, accordingly, same be treated as deemed phase-I and for Tower A which is yet to be constructed and on which additional FAR available because of GRIHA is to be used is to be registered as a separate phase but completion date for the whole project will remain same as declared as per section 4(2)(l)(C)  both for phase-I and II.
