Theapplicant promoter M/s Adani Brahma Synergy Pvt Ltd has purchased the 21 plots from M/s Brahma CityPrivate Limited vide different sale deeds executed on different dates annexed as annexure A.The application submitted by the promoter for the said project contains 21 residential plots on which total of84 units are to be constructed. The promoter has not obtained the part CC/ CC of the said plots which needsto be registered as it falls under the purview of the definition of ongoing project.On scrutiny of the application, some of the major deficiencies/observations were observed which wereconveyed to the promoter vide notice no. HARERA/GGM/RPIN/425 dated 02.02. 2022.The promoter hassubmitted the reply dated 11.03.2022 which was scrutinized and still the following deficiencies are pendingwhich are as follows: -1. The annexures in the online are not uploaded as well as the correction needs to be done in theonline (A-H).2. Corrections in detailed project information needs to be done.3. Copy of approval letter for layout cum demarcation plan and zoning plan need to be submitted.4. Copy of building plan BR-III for plots J-120 and J-122 need to be provided.5. Copy of PERT chart need to be provided.6. Project report and brochure of the projects needs to be provided.7. Copy of non-encumbrance certificate certified by tehsildar of the Revenue department need to besubmitted.8. Copy of land title search report need to be certified by advocate on the latest date.9. for registration of 84 no. of units to be constructed on 21 no. of plots purchased
through conveyance deed from M/s Brahma City Pvt. Ltd. is also not registered
and prior registration of plotted colony being developed by M/s Brahma City
Pvt. Ltd. is required which is separately under consideration. As it is the M/s
Brahma City Pvt. Ltd. who is the main developer/ collaborator licensee company,
who is responsible for provisioning of all requisite public health services and
obtaining of completion certificate or part completion certificate. It is further
noted that the DTP, Gurugram has granted approval of building plans on the
basis of services available at site but the CC or part CC is not yet granted by
the competent authority. However, the approval of building plans in respect of
8 no. of units is not yet submitted as the plans are complete only with a copy
of self-certification by architect but the copy of form BR-III is not attached.
The AR is directed to complete the form A to H and online DPI and submission of
deficit documents/approvals which have already been conveyed and AR seeks 2
weeks’ time for doing the needful.
