An application regarding registration of affordable group
housing project namely “HCBS Auroville” situated
at Sector -103, Village-Tikampur,
Gurugram, Haryana being developed by
M/s HCBS Developments Ltd. was submitted on 26.08.2021 under section 4 of Real Estate
(Regulation and Development), Act 2016. This application for registration is
a part of the affordable group housing project which falls under license no.
02 of 2021 for area admeasuring 8.75 acres dated 21.01.2021 valid up to
20.01.2026 being issued in favour of M/s Care Realtech Pvt. Ltd. and HCBS
Developments Ltd. in collaboration
with M/s HCBS Developments Ltd.
On scrutiny of the application, some of the major
deficiencies/observations were observed which were conveyed to the promoter
vide notice no. HARERA/GGM/RPIN/363 dated 03.09. 2021.The promoter has
submitted the reply dated 14.09.2021 which was scrutinized and found that all
the deficiencies are fulfilled by the promoter except the one mentioned
below: -
1. Copy of Fire Scheme Approval/sanction letter needs
to be submitted.
Status: - Applied in the urban local bodies on 06.08.2021.
Receipt enclosed.
2. Copy of approved service plans and estimates is not
provided.
Status: - Applied in the HSVP, Gurugram on 10.08.2021.
Receipt enclosed.
3. Copy of approved environmental clearance needs to be
submitted.
Status: - Applied in the SEIAA, Haryana on 21.08.2021.
Receipt enclosed.
The Authority has decided to grant the registration subject to
submission of bank guarantee of Rs. 10 lakhs each regarding submission of approved
fire scheme approval/sanction letter and submission of approved service plans
and estimate within three months from the date of grant of registration respectively.
The promoter is directed to submit Environment Clearance within one year from
the issuance of the license by DTCP i.e., 21.01.2021 in the authority.
The promoter is advised to submit detailed project
information duly binded and also fill up online DPI information at
hrera.in/app1/sign_up within 7 days.

Sh. Saurab (VP), Sh. Parveen (AVP) and Sh.
Bhupinder Singh (MD) are present on behalf of the promoter.
