21-Sep-2021 Proceedings Dated: 21.09.2021 Sh. Rahul Sharma is present on behalf of the promoter. An application regarding registration of plotted colony, floors and villas project namely “Astaire Gardens” situated at sector 70A, Gurugram being developed by M/s Countrywide Promoters Pvt Ltd was submitted on 02.09.2021 under section 4 of Real Estate (Regulation and Development), Act 2016. This application is applied for registration of the plotted residential colony/ floors/villas which has been licensed vide 2nos. licenses issued in favour of various license holders in collaboration with M/s Countrywide Promoters Pvt Ltd. 1.      License no. 15 of 2011 dated 07.03.2011 for 102.20 acres valid upto 06.03.2024 issued in favour of various landowners in collaboration of M/s Countrywide Promoters Pvt Ltd. 2.      License no. 62 of 2021 dated 01.09.2021 for 9.30 acres valid upto 15.05.2024 issued in favour of various landowners in collaboration of M/s Countrywide Promoters Pvt Ltd. Earlier, total licensed area was 102.20 acres, out of which 13.51875 acres area is migrated under DDJAY plotted colony. Therefore, balance area comes out to be 88.68125 acres and additionally 9.30 acres of area got license vide license no. 62 of 2021. Finally, the revised layout plan got approved on 01.09.2021 for 97.98125 acres. The present application pertains to registration of 97.98125 acres consisting of 792 residential plots out of which 633 are general plots and 159 EWS plots. After detailed scrutiny, it was found that the documents which are still pending are revised zoning plan, revised service estimates and plans, environmental clearance however, applications already filed in the concerned department for these approvals. The promoter has submitted an application dated 21.09.2021 requesting the Authority to grant registration for 97.98125 and revision of service estimates and plans, zoning plan and environmental clearance are applied in the competent authority, and they will submit copies of their approval within three months. The Authority decided to grant registration subject to submission of undertaking that they will submit compliance report in this context within three months from the date of grant of registration certificate failing which the RC shall stand revoked automatically.
