Mr. Gajender Bhatti (Associate Planning
Executive) briefed the facts of the project.
Mr. Roushan Kumar (Sr. Manager), Mr. Ashish
Tyagi (Advocate), Ms. Monica Saxena (Company Secretary) is present on behalf of
the promoter.
The promoter M/s Satya Townships Pvt. Ltd. (Collaborator) applied for registration certificate
of real estate project namely “Satya Merano Greens”
for the area admeasuring 9.525 Acres located at Sector – 99A, Gurugram, under
section 4 of the Real Estate (Regulation and Development) Act, 2016 vide
central receipt no. 22702 dated 27.08.2021 and RPIN-367. The Temp I.D. of REP-I
(Part A-H) is RERA -GRG-PROJ-903-2021, the application by the promoter was
scrutinized and deficiency notice indicating deficiencies was conveyed vide
notice no. HARERA/GGM/RPIN/367 dated 06.09.2021. The Department of Town and
Country Planning, Haryana has granted the license to develop an affordable
plotted colony under DDJAY scheme of 2016 for the area admeasuring 11.9778
Acres vide license no. 19 of 2021 dated
28.04.2021 to M/s M/s Leo Agro Pvt. Ltd.
in collaboration with M/s
Satya Townships Pvt. Ltd. The promoter M/s Satya Townships Pvt. Ltd. has
entered into the collaboration agreement with M/s Leo Agro Pvt. Ltd. vide no.
6203, 3901 and 3459 dated 21.05.2021,12.02.2021
and 24.08.2021 respectively.. The project comprises of 170 plots out of which 89
plots are frozen and 81 plots are unfrozen.
Some of the major
deficiencies which are still pending on behalf of the promoter are under:-
Online
corrections in REP-I (Part A-H) needs to be done.
Corrections in DPI needs to be done.
Copy of approved service plans and estimates needs to
be submitted.
Copy of NOC/assurance for storm water drainage from
competent authority needs to be submitted
Non encumbrance certificate on the basis of latest Jamabandi
and latest dated needs to be submitted.
CA Certificate for
expenditure incurred upto the date of application and equity infused by
the promoter needs to be provided.
The applicant has made the requisite corrections
in the DPI and has given the requisite CA certificate about expenditure
details. The application for non-encumbrance certificate has been made to the
concerned Sub-Registrar. The AR undertakes to obtain the approval of service
plan and estimates within two months along with NOC for storm water drainage
from local HSVP office. In view of the
same the Authority decides to grant registration subject to an undertaking
regarding submission of approved service plan estimates and NOC reg. storm
water drainage. The registration for commercial component under the license
shall be obtained separately after obtaining approval of building plan from the
