21-Sep-2021 Ms. Prachi Singh, Planning Executive briefed the facts of the project. Sh. Rohit Sharma (AR) and Sh. Ketan Nanda (AR) are present on behalf of the promoter. An application regarding registration of residential floors project namely “Independent Floors at Alameda in Sector 73” situated at Sector 73, Gurugram, Haryana being developed by M/s DLF Home Developers Ltd. was submitted on 18.08.2021 under section 4 of Real Estate (Regulation and Development), Act 2016. The applicant promoter is acting as a third-party right holder. This application for registration is a part of the residential plotted colony which falls under 4 licenses which states as under: - 1.       88 of 2010 dated 28.10.2010 for 100.506 acres for which part completion certificate has been obtained on 01.05.2013. 2.       21 of 2012 dated 20.03.2012 for 7.006 acres for which part completion certificate has been obtained on 01.05.2013. 3.       109 of 2012 dated 26.10.2012 for 3.90 acres for which part completion certificate has been obtained on 28.06.2017. 4.       81 of 2018 dated 01.12.2018 for 2.425 acres.   The application submitted by the promoter for the said project contains 29 residential plots on which total of 116 units are to be constructed. On scrutiny of the application, some of the major deficiencies/observations were observed which were conveyed to the promoter vide notice no. HARERA/GGM/RPIN/358 dated 27.08.2021. The promoter has submitted the reply on 06.09.2021 and 17.09.2021 which was scrutinized, and all the deficiencies are compiled by the promoter except the copy of approved environmental clearance. Keeping in view the above facts, the authority has decided to grant registration certificate for the project subject to condition that the promoter will submit the copy of approved environment clearance within three months from issuance of the registration certificate.   The promoter is advised to submit detailed project information duly binded and fill up online DPI information at hrera.in/app1/sign_up within 7 days.  APPROVED AND READY FOR CERTIFICATE ISSUING PROCESS ---

Major Deficiencies/Observations 1.      Online corrections in REP-I (Part A-H) needs to be done. 2.      Corrections in detailed project information needs to be done. 3.      Latest copy of Jamabandi and Mutation duly certified by revenue officer six months prior to date of application needs to be submitted. 4.      Copy of letter of Intent need to be provided. 5.      Copy of LC-IV and LC-IVA need to be provided. 6.      Copy of collaboration agreement executed between landowners and M/s DLF Home Developers limited need to be provided. 7.      Information to revenue department about the fact that project land licensed and bonded for setting up of a colony not informed to the revenue department for entry in the record of ownership needs to be submitted. 8.      Copy of non-encumbrance certificate certified by tehsildar of the Revenue department need to be submitted.    9.      Copy of land title search report need to be certified by advocate on the latest date. 10.  Copy of approved environmental clearance need to be provided. 11.  Copy of building plan of 14 plots need to be submitted. 12.  Draft copy of brochure for the project needs to be submitted. 13.  Copy of superimposed demarcation plan on approved layout plan on A1 sheet not submitted.  14.  Since the applicant is the collaborator in the license therefore the landowner must be made conforming party in the BBA. Observations- PART-II Project Proponent 15.              Aadhar card of A.S Manocha and Vivek Anand needs to be provided. 16.              Pan card of proof consultant needs to be provided.   The AR of the promoter submitted that all these documents are available with us and will be submitted within a week. Online corrections shall also be done during this period. Authority decided to approve in principle the grant of registration.   The matter to come up on 21.09.2021.  EXAMINATION BY MEMBERS ---
