An application regarding registration of residential floors
project namely “Independent Floors at DLF City Phase IV” situated
at DLF City Phase-IV, Gurugram, Haryana
being developed by M/s DLF Home Developers Limited was
submitted on 23.08.2021 under section 4 of Real Estate (Regulation and
Development), Act 2016. This
application for registration is a part of the residential plotted colony which
falls under 7 licenses which states as under: -

completion certificate has been obtained on 27.11.1991.

Details of the 11 residential Plots: -
1. Plot No. 3613, 3615, 3617 and 3619 falling under license no.
07 of 2001 dated 01.09.2001 was issued in favor of M/s DLF Housing and
construction Ltd. which got merged into M/s DLF Home Developers Ltd. vide order
dated 08.07.2021.
2. Plot No. 9001 falling under license no. 49 of 1994, 50 of
1994 and 52 of 1994 was issued in favor of M/s DLF Engineering Projects and others which got merged into M/s DLF
Housing and construction Ltd. vide order dated 06.11.2000. Further, the
aforesaid DLF Housing and Construction Ltd. merged into M/s DLF Home Developers
Ltd. vide order dated 08.07.2021.
3. Plot No. 6118 falling under license no. 25 of 1989 dated 06.12.1989 was issued in
favour of M/s Instant Batteries Ltd. The landowner/license contributed this plot into a
partnership firm vide Memorandum of Partnership formed on 25.09.1998. The
partnership was named “DLF Residential Partners Limited”. This was
registered as a company by the ROC certificate dated 31.07.2008. This plot has
been conveyed to M/s DLF Home Developers Ltd. via conveyance
deed dated 03.08.2021.
4. Plot No. 1031 falling
under license no. 33 of 1989 dated 02.12.1989 was issued in favour of M/s Paragaon Real Estate and
Apartments Ltd. The landowner/license
contributed this plot into a partnership firm vide Memorandum of Partnership
formed on 25.09.1998. The partnership was named “DLF
Residential Partners Limited”. This was
registered as a company by the ROC certificate dated 31.07.2008. This plot has
been conveyed to M/s DLF Home
Developers Ltd. via conveyance deed dated 03.08.2021.

Plot No. 4813,
4814,4815 and 4816 falling under license no. 42 of 2004 dated 02.04.2004 was issued in favour of M/s DLF Universal Ltd. M/s DLF Universal Ltd. changed to M/s DLF Limited vide
certificate of incorporation issued by Ministry of Corporate Affairs on
27.05.2006.
Further,
the present plots owning company i.e., M/s DLF Limited
have entered into a Development Agreement to develop independent floors with M/s DLF Home Developers Ltd. on
13.08.2021 and registered vide document no. 6045 dated 13.08.2021 with 50%
revenue sharing.
On
scrutiny of the application, some of the major deficiencies and observations
were observed which were conveyed to the promoter vide notice no.
HARERA/GGM/RPIN/359 dated 01.09.2021.
The
promoter has submitted the reply on 03.09.2021 which was scrutinized, and all
the deficiencies are complied by the promoter. Keeping in view the above facts,
the authority has decided to grant registration certificate for the project.
The promoter is advised to submit detailed project
information duly binded and also fill up online DPI information at
hrera.in/app1/sign_up within 7 days. |

AR of the promoter submitted that all these documents are available with us and
