Gandhi, Authorised Representative are present on behalf of the promoter.
An application regarding registration of residential floors
projects namely “Independent Floors at DLF City Phase II” situated at DLF City
Phase-II, Gurugram, Haryana being developed by M/s DLF Projects Limited was
submitted on 10.06.2021 vide receipt no.19829 under section 4 of Real Estate
(Regulation and Development), Act 2016. This application for registration is a
part of the residential plotted colony which falls under 12 licenses which
states as under: -

2. 17 of
1982-Apollo land and Housing Co. Pvt. Ltd.
3. 18 of
1982-Anurag construction Co. Pvt. Ltd.

Anurag construction Co. Pvt. Ltd.

Details of the 13 residential Plots: -
1. Plot No. M-11/5A (401.86 sq.yds), M-11A/7A(384.78 sq.yds)
& N-2/14B(401.86 sq.yds falling under license no. 20 of 1993, 18 of 1982
and 19 of 2003 was issued in favour of Anurag Construction Co. Pvt. Ltd. and
others which got merged into DLF Housing and Construction Ltd vide order dated
06.11.2000. Further, the aforesaid DLF Housing and Construction Ltd. merged
into DLF Home Developers Ltd. vide order dated 08.07.2010. The present plots
owning companies have entered into a Development Agreement to develop
independent floors with DLF Projects Ltd. on 27.05.2021 and registered vide
document no. 3358 dated 25.06.2021.
2. Plot No. L-26/8 (315.74
sq.yds.), and M-11A/7(385.78)
falling under license no. 24 of 1985, 41 of 1985,18 of 1982 and 19 of 2003 in
favour of Anurag Construction Co. Pvt. Ltd. and others. On dated 25.09.1998 the landowners / licensees
contributed aforesaid 02 plots into a partnership firm vide Memorandum of
Partnership. The partnership was given the name of “DLF RESIDENTIAL PARTNERS”.
The above-mentioned partnership was registered as a company by the ROC
certificate dated 31.07.2008. The present
2 plots owning company have entered into a Development Agreement to develop
independent floors with DLF Projects
Ltd. on 27.05.2021 and document registered no.2406 dated 10.06.2021.
3. Plot No. K-8/6
(340.68 sq.yds), K-8/13(297.83 sq.yds), K-8/16A(297.83 sq,yds) & DM-36(338.69 sq.yds). falling under license
no. 16 of 2003, 15 of 2003 and 38 of 2004 in favour of DLF Limited. The present
plots owning company have entered into a Development Agreement to develop
independent floors with DLF Projects Limited on 27.05.2021 and document
registered vide document no.2407 dated 10.06.2021.
4. Plot No. K-8/12 (352.63 sq.yds), M-15/31(342.44 sq.yds),
M-15/32(401.86 sq.yds) & M-15/33(401.86 sq.yds) falling under license no.
06 of 2001, 19 of 1983 and 17 of 1982 issued in favour of Anurag Construction
Co. Pvt. Ltd.and others which got merged into DLF Housing and Construction Ltd
vide order dated 06.11.2000. The aforesaid DLF Housing and Construction Ltd.
further merged into DLF Home Developers Ltd. vide order dated 08.10.2010. The
present plots owning companies have entered into a Development Agreement to
develop independent floors with DLF Projects Ltd. on 27.05.2021 and registered
vide document no. 2405 dated 10.06.21.
On scrutiny of the application, some of the major
deficiencies and observations were observed which were conveyed to the promoter
vide notice no. HARERA/GGM/RPIN/336 dated 18.06.2021.
The promoter has submitted necessary documents and all
major deficiencies have been rectified. The Authority decided to grant
registration for the project. The promoter is advised to submit detailed
project information duly binded and also fill up online DPI information at

Country Planning has granted Partial Completion certificate vide memo no. 90/609 dated 16.01.1990 and part CC 6093/8704 dated 24.05.1991.
M/s DLF Home Developers
Ltd., DLF Ltd. and DLF Residential Partners Ltd. mutually entered into the
development agreement dated 27.05.2021 vide certificate no. G0T2021D1749 with
M/s DLF
Projects Ltd. for the development of 52 independent floors
on 13 residential plots i.e., 0.963 acres. On scrutiny of the application, some
of the major and minor deficiencies were observed which were conveyed to the
promoter vide notice no. HARERA/GGM/RPIN/336 dated 18.06.2021.
The AR of the promoter
submitted reply to the deficiency notice today itself which should be
scrutinized by the concerned planning assistant and submitted. If there are
further any deficiency same be conveyed to the promoter before the next date of
hearing so that the matter could be taken up on next date of hearing.
