Ms. Prachi Singh, Planning Executive briefed the facts
about the project.
Sh. Harshit Singla (Project Executive) is present on behalf
of the promoter.
The Promoter M/s Global Horizon Holdings Pvt Ltd. who is also a
license holder applied for the registration of real estate project namely
“Flora Avenue -33 Phase-I” located at Village Dhunela, Sector-33, Sohna,
Gurgaon under section 4 of the Real Estate (Regulations and Development) Act,
2016 vide central receipt no. 10311/18274 dated 25.03.2021 and RPIN-324. The
Temp I.D. of REP – I (Part A-H) is RERA -GRG-PROJ-846-2021. The project area
for registration is 1.38853 acres and licensed area is 7.89375 acres for
which Director, Town & Country Planning, Haryana has granted the license
for the development of Affordable Residential Plotted Colony Under Deen Dayal
Jan Awas Yojana – 2016 vide license no – 58 of 2019 dated 08.03.2019 and
there are a total of 140 plots out of which 72 plots are frozen and 68 plots
are unfrozen, moreover 24 plots (15% of saleable Area) are mortgaged against
the completion of IDW services in the project area as per the DDJAY policy.
The application for registration was scrutinized and 1st deficiency notice vide
notice no. HARERA/GGM/RPIN/324 dated 15.4.2021 was issued to the promoter
with an opportunity of being heard on 26.04. 2021.The promoter has submitted
the reply dated 19.04.2021 and 15.07.2021 for the deficiencies which was
scrutinized and still the following deficiencies are pending: -
1. Copy of approval of fire
scheme approval for commercial area need to be submitted.
2. Copy of approval of sanction
letter for service estimates and plans not attached.
There are some corrections in DPI and online
corrections in form REP-I (A to H) needs to be done. In meanwhile the AR is
advised to make requisite entries in online DPI in next 7 days along with
corrections in offline copy of DPI and REP-1(A to H).
The Authority decided to grant conditional registration
certificate for the project with the following conditions mentioned above and
directed the promoter to comply three months from issuance of the
registration certificate.
The promoter is advised to submit detailed project
information duly binded and also fill up online DPI information at
hrera.in/app1/sign_up within 7 days.

Ramshankar (Liaison Manager) and Harshit Singla (Site Officer) are present on behalf of the promoter.Flora Avenue 33 Phase-I has to come up on the basis of plotted colony under the same name Flora Avenue 33 which is incumbent on the final registration of Flora Avenue 33 which is yet in pipe line. The promoter has applied for registration of the project under DDJAY Affordable Residential Plotted Colony separately. In this colony on 35 plots are proposed to be developed as residential floors having 140 units. As the registration for affordable residential plotted colony has been deferred for 17.05.2021 for compliance of observations of the authority and rectification of defects along with submission of deficit documents. The matter will be taken up after decision regarding registration of DDJAY Affordable Residential Plotted Colony.
